About the Company

Our client is a growing commercial construction company based in the Greater Vancouver Area. The business focuses primarily on tenant improvements, interior construction, design-build work, and selected light industrial projects. Their work includes office fit-outs, clinics, warehouse improvements, code upgrades, and other commercial projects across Greater Vancouver and the Fraser Valley.

This is a lean, entrepreneurial company in growth mode. The team operates in a subcontractor-managed environment and is building toward a stronger, more scalable project delivery function. They are looking for people who want to take ownership, work closely with leadership, and grow with the business over time.

The Opportunity

This is a growth hire, not a backfill. The company has an active project roster and a strong pipeline, and they are adding a Project Manager to help expand delivery capacity as the business continues to grow.

The person in this role will be expected to take ownership of projects from early scoping and estimating support through execution and closeout. This is a strong fit for someone who is comfortable managing multiple moving parts, working with subcontractors, and making practical project decisions in a fast-paced commercial construction environment.

Key Responsibilities

Project Delivery

  • Manage commercial construction projects from pre-construction through closeout.
  • Coordinate subcontractors, consultants, vendors, clients, permits, and inspections.
  • Develop, maintain, and update project budgets and schedules.
  • Prepare scopes of work, negotiate trade pricing, and support subcontract awards.
  • Manage change orders, site instructions, RFIs, submittals, meeting minutes, and project reporting.
  • Lead project meetings and maintain clear communication with clients and stakeholders.
  • Conduct site walkthroughs and progress reviews to keep projects on track.
  • Support quality control and ensure work aligns with project requirements, applicable codes, and inspection standards.
  • Step into active projects and help stabilize, organize, and advance them as needed.

Estimating / Pre-Construction Support

  • Review drawings and project information to support budgeting and scope development.
  • Assist with high-level estimating, proposal preparation, exclusions, clarifications, and schedule planning.
  • Support pursuit activity from intake through submission and follow-up.
  • Participate in site reviews and early project planning conversations where required.

Types of Projects

  • Commercial tenant improvements
  • Office and interior fit-outs
  • Clinic and medical-adjacent spaces
  • Warehouse and light industrial improvements
  • Code and compliance upgrades
  • Design-build commercial projects
  • Selected service and maintenance-related work tied to ongoing client relationships

What the Company Is Looking For

The ideal candidate is a Project Manager, or a strong Assistant Project Manager ready to step up, with experience in commercial construction. The company is looking for someone who can operate with a high level of ownership, manage multiple live projects, and think through budget, scope, schedule, and subcontractor coordination without requiring constant direction.

This role will suit someone who is comfortable in a smaller, fast‑moving company where systems are still being built and improved. The right person will be practical, organized, commercially aware, and confident dealing with clients, trades, consultants, landlords, and property managers.

Qualifications

Required

  • Minimum 5 years of project management experience in commercial construction, preferably within tenant improvements, interiors, or design-build environments.
  • Experience managing multiple concurrent projects.
  • Strong understanding of budgets, scheduling, scope development, subcontractor coordination, and project documentation.
  • Ability to read and interpret architectural, interior design, and engineering drawings.
  • Experience with pre-construction, estimating support, or preparing high-level budgets and scopes.
  • Comfortable in client‑facing and stakeholder‑facing conversations.
  • Strong working knowledge of Microsoft Office, especially Excel, and familiarity with project scheduling and PDF markup tools.
  • Valid driver’s licence and access to a reliable vehicle.
  • Ability to work full‑time in person and travel to project sites across the Lower Mainland as needed.

Preferred

  • Experience with commercial and light industrial projects up to mid‑market scale.
  • Exposure to design‑build delivery.
  • Experience with Bluebeam, Microsoft Project, Procore, or similar construction software.
  • Diploma or degree in Construction Management, Engineering, Business, or a related field.
  • Industry certifications such as PMP, Gold Seal, or similar.

Ideal Candidate Profile

  • A hands‑on, solutions‑focused approach.
  • The ability to work independently and make sound decisions.
  • Strong communication and relationship management skills.
  • Attention to detail and a high standard for follow‑through.
  • Comfort in an entrepreneurial environment with changing priorities.
  • A growth mindset and interest in building a long‑term career with an expanding company.

What’s Offered

  • A full‑time, long‑term opportunity with a growing commercial construction company.
  • Meaningful project ownership and visibility.
  • Direct exposure to leadership and the ability to make an impact.
  • A varied mix of commercial construction projects across the region.
  • Career growth as the company continues to expand.
