About the role

Job Summary

The Project Coordinator/APM is an integral member of the project team responsible for coordinating, directing and managing all pre-construction activities for assigned projects. Project load typically around 30-40 projects at any given time at various stages with active project currently going in the files accounting for 10-15 of that number. The Project Coordinator is also responsible for turning over all pre-construction information to the field project management team and helping to coordinate, direct and manage the project and providing work direction to field while the in the construction phase.

Our service area covers all of Maryland, DC, Delaware and Northern VA, as well as some projects in Richmond, Charlottesville and Norfolk, VA and southern PA. Project Coordinator will be required at time to visit the job sites to attend meeting or troubleshoot issues.

Major Responsibilities/Activities

Pre-Construction Project Coordination

  • Submit material submittals in a timely manner.
  • Track, log and follow up on submittals during the pre-construction phase.
  • Maintains project data-base by writing computer programs; entering and backing up data.
  • Order materials once submittals are approved.
  • Make sure proper quantities are ordered at the correct price.
  • Develop project objectives by reviewing project proposals and plans
  • Price, submit and track change orders for changes to project scope.
  • Track and incorporate drawing changes, RFl's and submittals into the construction drawing set for use in construction.
  • Determines project schedules by studying project plans and specifications; calculating time requirements; sequencing project elements.
  • Construct project manuals and construction drawing sets for field staff to use during the construction of the project.
  • Conduct turnover meetings to field supervision once projects are ready to begin.

During Construction Project Coordination

  • Track and monitor progression of the construction.
  • Price change orders for scope increases during the construction phase.
  • Monitor project budgets during the life of the construction phase.
  • Monitor and control costs through the project to assure projects are completed on time and under budget.

Billing Responsibilities

  • Monitors project status and completion daily.
  • Use knowledge of project completion to develop payment applications to clients.
  • Follows up on change order approvals so that they can be billed in a timely manner.
  • Review payment applications and make changes as necessary.
  • Make collection calls as needed.

Qualification

  • Associated Degree in Construction Management or Business Management
  • Ability to read construction blueprints
  • Basic understanding of AIA billing forms
  • Basic understanding of Accounting
  • Ability to use various computer software packages:
    • Microsoft Word
    • Microsoft Excel
    • Microsoft Office
    • Sage Contractor 100
    • Quantum Project Manager
    • ConstructConnect Take-Off (CCTO)
    • Bluebeam Revu

Physical Demands:

  • Must be able to read small text
  • Must be able to sit for long periods of time
  • Must be able to lift samples and sample boxes up to 40lbs inckudibg delivery of samples to clients on job sites and in office buildings
  • Must be able to navigate somewhat challenging conditions of a construction site
  • Must be able to wear appropriate construction safety attire to include hard hat, steel toes shoes, safety glasses, gloves and long pants
  • Must have a clean criminal record to gain access to construction sites located inside of federal facilities
