The Role
The Director, Pre-Construction, is responsible for overseeing all aspects of the pre-construction process, from initial project planning to bidding and contract negotiation. This role requires strong project management skills, technical knowledge of construction methods and materials, and the ability to effectively communicate with clients, architects, engineers, and subcontractors.
Responsibilities
- Support a safety culture that aligns with corporate strategies and core values
- Provide pre-construction leadership to the project team, challenging them to deliver value-based design
- Lead, coach and mentor all internal and external project team members to achieve the project deliverables
- Promote, align with, and add value to the Keller corporate strategic vision
- Engage in business development activities within existing and new client bases, in coordination with the business development department
- Represent the company externally to the marketplace, proactively build and maintain a network of contacts
- Work closely with clients, architects, and engineers to develop project scope, budget, and schedule
- Liaise with client representatives, consultant representatives, subcontractors, and project stakeholders
- Conduct research and site evaluations to assess project requirements and constraints
- Identify cost saving opportunities and alternative solutions to optimize project performance and efficiency
- Collaborate with design teams
- Assess and mitigate potential risks, including safety hazards, regulatory compliance issues, and environmental concerns
- Develop contingency plans and risk mitigation strategies to ensure project success
- Manage the client relationship to ensure great experience and client retention
- Provide consistent team leadership, guidance and support
- Implement quality control measures to ensure that the work meets industry standards and best practices, and client expectations
- Conduct site inspections and audits to monitor project progress, identify deficiencies, and implement corrective actions as needed
- Conduct stakeholder meetings and forums to solicit feedback, input and expectations
- Review and provide input on all draft subcontracts prior to next level review and final execution
- Ensure all Keller project management systems are adhered to by the project team
- Support Project Post-Mortems and advise on areas for improvement; make recommendations based on findings
- Conduct risk analyses, and creation of risk register
- Review all project forecasts to ensure the project target margin is achieved or exceeded
- Closely monitor the activities and billing of third-party workers, such as consultants, contractors, and other specialists
Experience and Qualifications
- Degree in Engineering, Project Management, Architecture, Construction Management, or a related field, or equivalent construction experience
- LEED understanding
- 15 or more years of experience in commercial construction
- 10 or more years of direct work experience in construction project management
- Knowledge of local, provincial, and federal workplace compliance regulations, ordinances, legislation and building codes
- Ability to travel frequently to local sites and off-site locations as required
- 24/7 availability may be required
