About the role

Summary We are looking for an experienced accountant/financial advisor with a strong background in U.S. real estate investing to help bring structure, clarity, and insight to our financials. Our activities include a mix of rental properties, property flips, and 1099-based income streams, and we need more than basic bookkeeping — we’re looking for someone who can clean up, organize, and interpret the numbers to support smarter investment decisions. Scope of Work •Clean up and organize QuickBooks Online from the beginning of the year • Perform bank, credit card, and loan reconciliations • Structure the Chart of Accounts to properly reflect: o Rental income & expenses o Flip/project-based costs o Capital expenditures vs repairs • Track and analyze profitability by property and flip project • Monitor cash flow, financing, and debt-related transactions • Ensure proper categorization for tax reporting (Schedule E, 1099 income, etc.) • Identify missed deductions and cost-saving opportunities • Provide clear, decision-ready financial reports • Support integration with tools (e.g., property management systems or CRMs) if applicable • Provide guidance or documentation for ongoing bookkeeping best practices What We’re Looking For • Proven experience with U.S. real estate investors (rentals, flips, short-term rentals, etc.) • Strong understanding of: o 1099 income tracking o Schedule E reporting o Capital vs expense treatment o Project-based accounting for flips • Advanced proficiency in QuickBooks Online • Ability to translate numbers into clear financial insights • Comfortable providing direct, numbers-driven advice • Detail-oriented, proactive, and structured Engagement Details • Initial engagement: Cleanup, setup, and financial assessment • Potential for ongoing monthly bookkeeping and advisory support To Apply, Please Include: 1.
