About the role
Introduction
We are seeking a technically strong and commercially aware professional to manage Facilities Condition Assessments (FCA), asset management, site operations, and business development activities. The role involves evaluating building conditions, developing lifecycle strategies, overseeing site performance, and supporting growth through client engagement and new business opportunities.
Duties & Responsibilities
Facilities Condition Assessment (FCA)
- Conduct detailed condition assessments of buildings, infrastructure, and MEP systems
- Inspect structural, mechanical, electrical, plumbing, and fire systems
- Identify defects, risks, and compliance issues
- Develop asset condition ratings and remaining useful life analysis
- Prepare FCA reports with photographic evidence and technical recommendations
- Develop 5–10-year capital expenditure (CapEx) and maintenance plans
Asset & Facilities Management
- Manage operational performance of facilities and assets
- Develop and implement preventative and corrective maintenance strategies
- Maintain asset registers and lifecycle databases
- Optimise asset performance, cost efficiency, and service delivery
- Ensure compliance with safety, environmental, and building regulations
Site Management & Technical Oversight
- Oversee site operations, maintenance teams, and contractors
- Conduct regular site inspections and quality audits
- Ensure compliance with health and safety requirements
- Supervise refurbishment, repair, and minor construction works
- Resolve technical issues on-site and ensure service continuity
Business Development
- Identify and pursue new FCA, asset management, and facilities opportunities
- Prepare tenders, proposals, and technical submissions
- Build and maintain strong client and stakeholder relationships
- Participate in client meetings, presentations, and negotiations
- Support strategic growth and expansion of service offering
Financial & Reporting
- Prepare budgets and monitor operational expenditure
- Support capital planning and investment decision-making
- Deliver cost estimates for maintenance and lifecycle replacement
- Provide regular performance and condition reporting to clients
Desired Experience & Qualification
- Bachelor’s degree in engineering, Construction Management, Facilities Management, or related field
- 5+ years of experience in FCA, asset management, facilities management, or construction
- Strong site inspection and technical assessment experience
- Knowledge of building systems (structural, MEP, fire, civil works)
- Experience in preparing technical reports and CapEx plans
- Strong understanding of building regulations and compliance standards
- Proven business development or client-facing experience
- Strong communication, leadership, and analytical skills.
Preferred Skills
- Experience with large property portfolios or infrastructure assets
- Knowledge of asset management systems and lifecycle modelling tools
- Project management experience (advantageous)
- Strong negotiation and stakeholder management abilities
- Financial acumen in budgeting and cost forecasting
