Functional Analyst (Arabic Speaker) – Business Transformation - REAL ESTATE
Location: Dubai, UAE
Contract Type: 1‑Year Contract (Renewable)
Salary: Up to AED 30,000 per month (all inclusive) + Visa

About the Company
The company is a Saudi‑owned real estate organization established in 1884, with operations spanning commercial, residential, and warehouse assets, including acquisition and leasing activities. Over the past 18 years, the business has expanded significantly and is now undergoing a major transformation from a family‑run structure to a fully corporate, process‑driven enterprise.
This role is a critical hire within a business‑wide transformation program, directly supporting the Chairman and senior leadership to redesign processes, improve governance, and enable scalable, technology‑supported operations.
Role Purpose
The Functional Analyst – Business Transformation will act as the key bridge between business functions and the Enterprise Architecture / Transformation team. The role focuses on understanding how the business operates today, redesigning processes where needed, and ensuring that enterprise systems and transformation initiatives fully align with business needs.
Note: This is not an IT development role and not a construction project role. It is a business‑side transformation and functional analysis position.
Key Responsibilities
Business Understanding & Analysis
- Deeply understand how the business operates across core functions, including:
- Leasing
- Procurement
- Finance
- HR
- Governance, Risk & Compliance (GRC)
- Analyze Delegation of Authority (DOA) frameworks, approval flows, and decision‑making hierarchies.
- Engage with business users to capture requirements, challenges, gaps, and improvement opportunities.
Requirements Gathering & Documentation
- Gather, analyze, and document business requirements using:
- Business Requirement Documents (BRDs)
- Process maps
- Use cases and workflows
- Translate business needs into clear functional requirements for:
- Business Excellence teams
- Enterprise Architecture and transformation teams
- Ensure requirements are accurate, traceable, and aligned with strategic objectives.
Business Process Design & Improvement
- Map end‑to‑end processes across real estate operations (acquisition, leasing, asset management, support functions).
- Identify inefficiencies and redesign processes to support:
- Corporate governance
- Scalability
- Operational efficiency
- Apply Business Excellence methodologies such as:
- Lean
- Six Sigma
- Ensure redesigned processes align with future‑state operating models.
Enterprise Transformation & Architecture Liaison
- Act as the primary functional liaison between:
- Business users
- Business Excellence
- Enterprise Architecture / Transformation teams
- Support enterprise‑wide initiatives such as:
- ERP implementations
- System integrations
- Digital transformation programs
- Work closely with Enterprise Architects to ensure solutions meet real business needs, not just technical requirements.
- Exposure to ArchiMate or similar enterprise architecture frameworks is a strong advantage.
Program Execution & Governance
- Support execution of strategic transformation programs alongside PMO and leadership teams.
- Track milestones, dependencies, and deliverables across transformation initiatives.
- Ensure adherence to:
- DOA frameworks
- Governance standards
- Corporate policies
- Prepare reports, dashboards, and presentations for senior leadership and the Chairman.
Tools & Systems
- Use JIRA for:
- Requirements tracking
- Workflow management
- Progress monitoring
- Work with enterprise and real estate systems (e.g., ERP, leasing platforms).
- Collaborate closely with technical consultants and system partners.
Required Experience & Qualifications
Experience
- 7–10+ years of experience in:
- Functional Analysis
- Business Analysis
- Business Transformation or Enterprise Programs
- Strong background within:
- Real estate development
- Property management
- Leasing / asset management environments
- Demonstrated experience supporting or delivering enterprise‑wide transformation programs.
Education
- Bachelor’s Degree in:
- Business Excellence
- Business Administration
- Information Systems
- or a closely related field
Certifications (Highly Preferred)
- PMP (Project Management Professional)
- Six Sigma (Green Belt or Black Belt)
- Business Excellence / Process Improvement certifications are highly valued.
