About the role
Position Overview
Alterra Property Group’s Director of Marketing oversees the company’s promotion and advertising efforts to drive sales and build brand awareness. This role is responsible for developing an overall marketing plan, approving campaigns, and measuring the return on investment of various advertising methods. The Director will plan, direct, and oversee marketing department activities and operations for the residential portfolio.

Key Responsibilities
- Develop and execute comprehensive marketing campaigns for the residential portfolio to achieve property objectives and budget targets.
- Collaborate with cross-functional teams including operations, leasing, development, asset management, human resources, and maintenance to align marketing efforts with overall business goals.
- Monitor and analyze marketing metrics such as source performance, website traffic, lead generation, conversion rates, and customer engagement to optimize campaigns using data‑driven insights.
- Create and manage the marketing budget effectively, ensuring optimal allocation of resources for maximum ROI.
- Partner with Regional and Property Managers to implement strategic marketing plans tailored to each community, overseeing campaigns across digital, traditional, public relations, events, and social media channels.
- Develop and maintain sales training materials for property‑level sales teams and conduct quarterly training sessions for new employees.
- Establish and enforce brand guidelines to ensure consistency across all departments, properties, marketing channels, and materials.
- Lead and manage a team of marketing professionals, including hiring, training, mentoring, task assignment, and performance management.
- Manage the company and communities’ online reputation.
- Oversee the filming, editing, and production of videos and virtual experiences for marketing and internal needs.
- Produce content for community websites, listing services, printed collateral, and other marketing platforms.
- Oversee procurement of promotional supplies and maintain the company’s online stores for print, promo, and branded apparel.
- Budget, design, and oversee the installation of community model apartments.
- Ensure that all resident, prospect, team member, and business partner touch points are aligned with the overall brand strategy.
- Develop and maintain partnerships with third‑party businesses and vendors.
- Oversee public relations for internal and external communications.
- Assist in providing marketing insights and support for APG Living management from initial partnership through property transition and beyond.
- Research competitors to remain current with market trends.
Required Qualifications
- Bachelor’s degree (B.A) or equivalent in a related field.
- Six to ten years of related experience.
- Commitment to excellence and high standards.
- Excellent written and oral communication and presentation skills.
- Strong organizational, problem‑solving, and analytical skills with the ability to manage multiple projects and deadlines.
- Proficiency in real estate‑specific marketing software with proven Yardi experience.
- Versatility, flexibility, and enthusiasm for working in a fast‑changing environment.
