Project Manager
Kando Group
About the role
Overview
This is a primarily remote Project Manager role for a fast-growing commercial construction subcontractor. You will run 3+ active projects in parallel from your home office, with full responsibility for each project’s schedule, budget, quality, and client satisfaction. Travel is required — expect 5-10% time on the road for site visits, prime GC meetings, team meetings, and training. If you’re looking for a desk-job PM role with one project at a time and no travel willingness, this is not the right fit. We need someone who can juggle, prioritize, and execute remotely with discipline — AND show up in person when it matters.
About Kando Group
Kando Group is a growing commercial construction subcontractor specializing in big box retail renovations — Walmart and other national retail rollouts — with capabilities in heavy paint, carpentry, and general commercial scope. We work under prime general contractors on national programs and run our own field crews on multi-week projects across the United States.
This role reports directly to senior leadership and partners daily with our field superintendents, our travel coordinator, and our prime GC counterparts. You will be the central operational owner of every project assigned to you, end to end.
Responsibilities
- Manage 3+ active commercial construction projects in parallel, each with its own schedule, budget, scope, and client
- Own each project’s full lifecycle: contract review, kickoff, scheduling, mobilization, execution, close-out, and final billing
- Direct supervision of assigned field superintendents — daily check-ins, scope coordination, problem solving, and performance management
- Manage subcontractors: bidding, scope assignment, schedule alignment, pay applications, back-charges, and contract enforcement
- Coordinate daily with the prime GC’s project team — RFIs, change orders, schedule updates, submittals, and payment applications
- Build and maintain detailed project schedules; identify and mitigate delays before they become problems
- Track project financials — budgeted vs. actual, change orders, retainage, monthly billings, and projected margins
- Coordinate with the Travel Coordinator on lodging and logistics for assigned field crews
- Issue daily, weekly, and monthly project reports to leadership; flag risks early
- Drive close-out: punch list completion, final inspections, retainage release, and final pay applications
- Travel to project sites, prime GC offices, team meetings, and training as required (5-10% of work time)
- Own client relationship at the project level; build trust and become the prime GC’s preferred PM contact
Required Qualifications
- 3-7 years of project management experience in commercial construction — specifically managing trade subcontractor scope (paint, carpentry, finishes, fixtures) on retail, big box, or commercial renovation projects.
- Demonstrated experience managing multiple projects in parallel. If your background is one project at a time, this role is not a fit. Strong candidates have run 3+ projects simultaneously in a prior role.
- Experience working under a prime general contractor on national rollout programs (Walmart, Target, Home Depot, Lowe’s, or similar). Direct experience with prime GC procedures — RFIs, change orders, pay apps, lien waivers — is required.
- Strong financial discipline. You must be able to read a contract, build a budget, track committed vs. spent, manage change orders, and forecast project margins. Profitability of your projects is your responsibility.
- Confident managing field superintendents remotely. You will rarely visit project sites in person. You must be able to direct, coach, and hold field supers accountable through Microsoft Teams, phone, and daily reporting.
- Willing and able to travel 5-10% of work time. Travel includes site visits to active projects, prime GC offices, team meetings, training events, and occasional client meetings. Travel is fully company-paid (flights, lodging, rental cars). Candidates unable or unwilling to travel will not be considered.
- Strong technology proficiency required. Daily use of Microsoft Teams, Google Workspace (Sheets, Docs, Drive, Gmail), and at least one project management or scheduling platform (Procore, BuilderTrend, Smartsheet, MS Project, or similar). Comfort building and maintaining your own schedules and trackers is required.
- Demonstrated remote work discipline. Strong candidates have prior fully-remote or significant hybrid experience and can speak to specific routines and accountability practices that make them effective without an office.
- Reliable home office setup (quiet workspace, dedicated computer, fast internet, professional Teams presence) is required — must be in place before start date.
- Must pass a pre-employment background check (cost is the candidate’s responsibility upon successful hire, deducted from first paycheck).
- Bachelor’s degree in Construction Management, Engineering, Architecture, or equivalent industry experience
- Strong written and verbal communication skills — especially in writing, since most communication is text-based
- Ability to read and interpret commercial construction blueprints, specs, and contract documents
- Valid Driver’s License
Preferred Qualifications
- Direct Walmart remodel program experience or experience with another big box retail program
- Bilingual Spanish (helps with field crew coordination)
- OSHA 30 certification
- PMP certification or equivalent
- Experience with retail / hospitality / restaurant rollouts at the program level
- Prior subcontractor-side PM experience (vs. only prime GC experience)
Compensation & Benefits
- Salary: $95,000 – $115,000 depending on experience
- Performance-based annual bonus tied to project profitability
- Primarily remote — work from your home office anywhere in the U.S.
- All work travel covered by Kando (flights, hotels, rental cars)
- Standard benefits package
Work Environment
Primarily remote with 5-10% travel. You will work from a dedicated home office and partner daily with field teams across the U.S. via Microsoft Teams, phone, and email. Travel will include occasional site visits to active projects (typically 1-2 days at a time), prime GC office meetings, team gatherings, and training events. All travel is fully company-booked and company-paid — you do not front travel costs.
Projects run on fast-track schedules, often with overnight and weekend execution windows. Your work hours will primarily align with East Coast business hours, though some flexibility is expected to support field crews on the West Coast or in different time zones.
