Project Manager - Façade & Building Envelope Restoration

LVI Associates

New York · On-site Full-time Mid Level $100k – $170k/yr 3w ago

About the role

About the Company

This established contractor is a recognised leader in façade and building envelope restoration, with a strong track record delivering high-quality projects across the commercial sector. Originally founded in the mid-2000s, the business has built an excellent reputation in its specialist field. In recent years, it became part of a major national restoration group-one of the largest building envelope contractors in the United States-providing access to significant resources, technical expertise, and large-scale project opportunities. Despite this backing, the company retains a close-knit, entrepreneurial culture, offering the agility and visibility of a smaller business alongside the stability of a larger organisation.

The Opportunity

The business is seeking a high-performing Project Manager ("A Player") to help elevate project delivery and play a key role in its next phase of growth. This is not a standard PM role. You'll work closely with senior leadership and have real influence on operations, performance, and future direction. With leadership succession on the horizon, this position offers a clear and accelerated pathway into senior leadership, including the opportunity to step into a business unit or subsidiary leadership role.

Key Responsibilities

  • Lead façade and building envelope restoration projects from pre-construction through to completion
  • Manage budgets, schedules, subcontractors, and site operations to ensure successful delivery
  • Act as the primary contact for clients, consultants, and internal stakeholders
  • Drive project performance, identifying risks and implementing proactive solutions
  • Ensure quality, safety, and compliance standards are consistently achieved
  • Oversee financial performance, including forecasting, cost control, and margin optimisation
  • Collaborate with estimating and operations teams throughout the project lifecycle
  • Mentor and develop junior team members
  • Identify opportunities to improve processes and raise operational standards

Core Competencies & Technical Expertise

  • Strong knowledge of façade and building envelope systems, including masonry, concrete, EIFS, curtain wall, sealants, and waterproofing
  • Proven experience delivering projects under Local Law 11 / FISP (Façade Inspection & Safety Program) or equivalent façade compliance regulations
  • Understanding of façade inspection cycles, reporting requirements, and remediation strategies
  • Ability to interpret engineering reports, drawings, and specifications and translate them into practical execution plans
  • Expertise in restoration methodologies, including pointing, caulking, façade repairs, coatings, and structural remediation
  • Familiarity with access systems such as scaffolding, swing stages, mast climbers, and rope access, including associated safety considerations
  • Solid grasp of construction safety standards, OSHA compliance, and site risk management
  • Strong knowledge of permitting processes, inspections, and regulatory requirements relevant to façade restoration projects
  • Ability to manage complex urban projects, including logistics, tenant coordination, and working in occupied environments
  • Experience in cost control, change order management, and project financial tracking
  • High level of attention to detail in quality assurance and defect resolution

What We're Looking For

  • Proven experience managing façade, building envelope, or exterior restoration projects
  • Strong commercial and financial management skills (P&L responsibility)
  • A leadership mindset with the ability to drive performance and accountability
  • Confident client-facing and stakeholder management skills
  • Proactive, solutions-oriented approach with high standards
  • Ambition to progress into senior or operational leadership

Why Join

  • Accelerated Career Path: Clear route into leadership as part of succession planning
  • High Impact Role: Opportunity to shape and improve an already successful business
  • Best of Both Worlds: Entrepreneurial environment with the backing of a national group
  • Exposure to Major Projects: Access to large-scale, complex work across a wider platform
  • Leadership Access: Work directly with experienced senior leaders
  • Strong Earning Potential: Competitive salary with significant performance-based bonus

Who This Role Suits

This role is ideal for a driven Project Manager who:

  • Is ready to step into a more influential, leadership-focused position
  • Wants to go beyond delivery and impact business performance
  • Thrives in a high-performance environment
  • Is motivated by progression, responsibility, and long-term growth

The Bottom Line

This is a genuine operational leadership opportunity within a respected and growing business. For the right individual, it offers the chance to fast-track into senior leadership while working on high-profile projects within a well-resourced national platform.
