Job Description
The Business Manager / Project Manager / Estimator is responsible for overseeing the full lifecycle of commercial roofing jobs—from client contact and estimating to project execution and financial management. This role combines business operations, project coordination, and cost estimation to ensure projects are completed on time, within budget, and to the client's satisfaction. This is for the Washington, DC/Baltimore Area. Pay is competitive and will depend on your experience, and will be discussed during the interview.
Key Responsibilities
Estimating & Pre-Construction • Review blueprints, specifications, and bid documents for commercial roofing projects • Perform accurate takeoffs and cost estimates for labor, materials, and equipment • Prepare and submit competitive bids and proposals • Communicate with suppliers and subcontractors to obtain pricing • Attend pre-bid meetings and site visits as needed
Project Management • Plan, coordinate, and oversee multiple commercial roofing projects • Develop project schedules and ensure timely completion • Manage crews, subcontractors, and material deliveries • Monitor job progress, quality, and safety compliance • Conduct site inspections and resolve project issues proactively • Serve as the primary point of contact for clients during projects
Business & Operations Management • Track project budgets, costs, and profitability • Approve invoices, change orders, and purchase orders • Assist with contract negotiation and administration • Maintain strong relationships with clients, vendors, and partners • Support business development and repeat customer growth • Implement and improve operational processes and efficiencies
Financial Oversight • Analyze job costs and prepare financial reports • Ensure accurate job costing and margin control • Assist with forecasting and budgeting
Qualifications • Experience in business management, commercial roofing, and estimating • Knowledge of commercial roofing systems (TPO, EPDM, PVC, metal, built-up roofing, etc.) • Great customer service and communication skills • Ability to field emergency calls • Ability to read and interpret construction drawings and specifications • Must have proficient computer skills • Strong leadership, communication, and organizational skills • Valid driver’s license and ability to travel to job sites
Preferred Qualifications • Experience managing multiple commercial projects • OSHA certification or safety training
Requirements
- Experience in business management, commercial roofing, and estimating
