About the role
Our client, a highly reputable and award-winning construction firm, is seeking an accomplished Senior Construction Project Manager to oversee the execution of large-scale, high-rise residential projects. This position is based on-site in Baltimore, Maryland, US . You will be responsible for the complete project lifecycle, from pre-construction planning and contract negotiation through to project completion, ensuring adherence to budget, schedule, quality, and safety standards. The ideal candidate possesses extensive experience managing complex building projects, a strong understanding of construction methodologies, and exceptional leadership and client management skills.
Responsibilities: Manage all aspects of high-rise residential construction projects, ensuring timely and cost-effective completion. Develop and manage detailed project schedules, coordinating with subcontractors, suppliers, and internal teams. Oversee the bidding process, contract negotiation, and award of subcontracts. Control project costs, including budget management, change order negotiation, and payment processing. Ensure strict adherence to safety regulations and implement comprehensive safety programs on-site. Conduct regular site inspections to monitor progress, quality, and compliance. Manage client relationships, providing regular updates and addressing concerns promptly. Lead and mentor project teams, including site superintendents, project engineers, and administrative staff. Review and approve project submittals, shop drawings, and RFIs. Identify and mitigate project risks and potential issues. Ensure all project documentation is maintained accurately and kept up-to-date. Collaborate with architects, engineers, and regulatory agencies. Oversee the closeout process, including punch lists, warranty information, and final documentation. Qualifications: Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field. Minimum of 10 years of progressive experience in construction project management, with a strong focus on high-rise residential buildings. Proven track record of successfully managing large-scale construction projects from start to finish. In-depth knowledge of construction methods, materials, scheduling, and cost control. Familiarity with building codes, permitting processes, and regulatory requirements in the Baltimore area. Strong leadership, team management, and communication skills. Excellent negotiation and conflict resolution abilities. Proficiency in project management software (e.g., Procore, MS Project, Primavera P6) and standard office software. Ability to read and interpret complex blueprints and construction documents. OSHA 30-hour certification or equivalent is required. Must be eligible to work on-site in Baltimore, Maryland, US .
