Overview

In this position, you will provide direct management, supervision, scheduling, control of the jobs, job sites, assistant project managers, foremen and subcontractors within the Sr. Project Managers’ area of jurisdiction. They will interface regularly with the superintendent, foremen and subcontractors regarding work in progress, productivity, scheduling and staffing, problem identification, problem resolution and customer service. A Sr. Project Manager will ensure that work is performed in accordance with specifications completed in a timely manner, that costs are contained within budget and ultimately responsible for job profitability. Will need maintain high quality performance on the job, excellent working relationships with customers and to aggressively pursue authorization and field approval for work performed outside the scope of the contract. You are the image and reputation of Burkey Construction through superior project performance and professional communications with customers, the entire design team, and consultants.

Duties & Responsibilities

  • Provide timely and accurate feedback to the President/CEO to ensure that field supervision and subcontractors are (or are not) performing in accordance with the requirements of the contract and that quality and productivity standards are maintained.
  • Schedule and participate in regular hand‑off meetings to include estimating and other team members when a new project is awarded. Maintain communications with estimating throughout the project as necessary regarding scopes of work, designations, allowances, and other project issues.
  • Ensure that all costs are contained within established budgets and that the gross margin goals are achieved. Project budgets and related cost codes must be established early in the project and be inputted into the company’s accounting system. No later than one month into the project on large jobs (>$500,000) and before a project starts on small jobs (
  • Ensure that all subcontractor agreements are negotiated, signed, and filed in a timely manner. Copy the Superintendents on all final Exhibit “B” and “C” scopes. Make sure that they have an organized file or binder on site for reference. No work may commence by that contractor on site until the Subcontract Agreement is signed and we have their insurance on file.
  • Aggressively develop and implement new methods of improving service levels while reducing costs and improving gross margins.
  • Insure that Burkey Construction is performing work for which the company will be paid under the terms of the contract. Identify any effort we are requested to perform which is outside the scope of the contract and obtain a field extra as authorization for payment, if applicable, use the Burkey Management systems that have been implemented to track all of the changes and ensure that the same cost information if covered in the company accounting system (PCO 99/90 series change orders).
  • Work closely with General Superintendent / Safety Director to insure that employees and subcontractors are adhering to quality and safety standards, that equipment is properly maintained, and that vehicles and equipment are operating in accordance with DOT requirements.
  • Monitor actual costs against budgets and investigate variances throughout the future project. Ensure that labor and equipment is utilized effectively and that productivity standards are met. Be prepared to provide financial tracking information and forecasting to the President/CEO monthly.
  • Ensure compliance with federal, local, company, customer, and industry safety standards.
  • Maintain a high level of communications with the corporate accounting department to ensure that all information required to anticipate and resolve performance or gross margin problem situations is communicated accurately and in a timely manner.
  • Ensures timeliness and accuracy in the preparation and submission of critical financial information and reports especially time reports, monthly billing reports and projections and subcontractor invoices. Carefully review the subcontractor’s invoices and enforce the policy that they must provide a detailed schedule of values.
  • Assure implementation of the quality process in the performance of construction service as well as in the processing of field documentation. The Project Manager is responsible for ensuring that the Field Superintendent is properly filing and managing their documentation on the job. The PM is to also make sure that the Superintendent is updating and marking their field set of drawings with any changes and modifications in anticipation of developing accurate as‑built drawings.
  • Assure employee evaluations and reviews are administered on time and objectively.
  • Train, motivate and manage superintendents and others to achieve their full potential and to gain a thorough understanding of the Company’s performance and margin objectives.

Job Qualifications

Education
Degree with significant construction and field management, labor scheduling and job control training.

Experience
10 or more years’ experience in the General Contracting or Construction industry with scheduling, labor negotiations, financial management, customer service, project management, computer skills, and job planning experience.

Mathematical Skills

  • Ability to work with mathematical concepts (addition, subtraction, multiplication, and division) and conversions
  • Ability to work with statistical data and apply concepts such as whole numbers and fractions, ratios and proportions and work with measurement devices
  • Ability to work with and convert units of production and convert those units to dollars and percent of completion based on original estimates, perform estimates to complete and compute total estimated costs at completion
  • Ability to identify and analyze trends
  • Ability to understand utility procurement specifications and proposals and convert those requirements into functional plans for the profitable execution of job performance

Some of the Project Manager’s time is spent in the field and on job sites or in warehouses where the noise level can be loud. Working in the field entails possible exposure to hazardous chemicals, airborne particles, possible electrical shock, possible gas leaks and working with machinery and heavy equipment with several moving parts.
