Senior Project Manager (m/f/d) for Residential Building Renovation
Possible Locations: Berlin & Brandenburg, Bremen, Hamburg, Hanover, Düsseldorf & Recklinghausen
Your Profile
- You have a degree in Architecture or Civil Engineering, or are a Master Craftsman/Technician in the construction trade.
- You have at least 15 years of professional experience in project management of large building renovation projects, are very familiar with the German construction industry, and have previously held personnel responsibility.
- You are well-organized, can structure your work independently, and are responsible.
- You are communicative and have strong negotiation skills in dealing with our clients and companies.
- You have good English skills, both written and spoken, and good MS Office skills.
- You possess a high degree of responsibility, team spirit, and commitment.
- You have a Class B driver's license.
Your Responsibilities
- You are responsible for the renovation of large-scale projects.
- You coordinate planners, contractual partners, and executing companies to ensure the optimal implementation of construction and renovation measures.
- You are responsible for the technical and disciplinary leadership of the Construction Project Management Team.
- You oversee your projects from the conceptual phase through to the awarding of planning and construction services, managing and monitoring them until project completion, including acceptance and proper billing.
- You are responsible for identifying defects and their rectification, while safeguarding warranty claims.
- You advise our Property and Asset Management on solutions for modernization and maintenance measures, as well as external partners, with your expertise as an architect or civil engineer.
- You create budgets, compare offers and costs, identify and analyze cost reduction potentials, and successfully implement them.
- You document the project progress in the designated IT systems.

Requirements
- Sie haben ein abgeschlossenes Studium in den Bereichen Architektur oder Bauingenieurwesen oder sind Meister / Techniker im Bauhandwerk

Responsibilities
- Sie sind verantwortlich für die Sanierung von Großprojekten
- Sie koordinieren Planer, Vertragspartner und ausführende Firmen im Hinblick auf die optimale Umsetzung von Bau- und Umbaumaßnahmen
- Sie übernehmen die fachliche und disziplinarische Führung des Construction Project Management Teams
- Sie begleiten Ihre Projekte von der Konzeptionsphase bis zur Vergabe von Planungs- und Bauleistungen, übernehmen deren Steuerung und Überwachung bis zur Fertigstellung des Projektes mit der damit verbundenen Abnahme und ordnungsgemäßen Abrechnung
- Sie sind verantwortlich für die Feststellung von Mängeln und deren Beseitigung unter Wahrung der Gewährleistungsansprüche
- Sie beraten unser Property- und Asset-Management bei Lösungen für Modernisierungs- und Instandhaltungsmaßnahmen sowie externe Partner mit Ihrer Expertise als ArchitektIn oder BauingenieurIn
- Sie erstellen Budgets, vergleichen Angebote und Kosten und ermitteln und analysieren Kostensenkungspotentiale und setzen diese erfolgreich um
- Sie dokumentieren den Projektverlauf in den dafür vorgesehenen IT-Systemen
