Our client, a prominent real estate developer with a diverse portfolio, is seeking an accomplished Senior Real Estate Development Manager. This critical on-site role will oversee the end-to-end development process for various real estate projects, from initial concept and feasibility studies through to construction, marketing, and final sale or lease. You will be responsible for managing budgets, timelines, project teams, and stakeholder relationships to ensure the successful and profitable delivery of high-quality developments. The ideal candidate possesses extensive experience in real estate development, strong financial acumen, project management expertise, and a deep understanding of construction, zoning, and market dynamics. Key Responsibilities

• Identify and evaluate new real estate development opportunities, conducting market research and feasibility studies.
• Manage all phases of the development lifecycle, including site acquisition, planning, design, entitlement, financing, construction, and disposition.
• Develop and manage project budgets, ensuring cost control and financial viability.
• Create and maintain project schedules, overseeing progress and ensuring timely completion.
• Coordinate and manage relationships with architects, engineers, contractors, consultants, and other external partners.
• Secure necessary permits, approvals, and zoning variances from local authorities.
• Oversee the construction process, ensuring quality standards, safety compliance, and adherence to design specifications.
• Collaborate with marketing and sales teams to develop and execute effective go-to-market strategies.
• Manage legal and contractual aspects of development projects.
• Conduct site visits and project status meetings regularly.
• Analyze market trends and economic conditions to inform development strategies.
• Report on project progress, financial performance, and key risks to senior management.
• Ensure compliance with all relevant regulations, codes, and environmental standards.

Qualifications

• Bachelor's degree in Real Estate, Urban Planning, Finance, Engineering, or a related field. A Master's degree is preferred.
• Minimum of 7-10 years of progressive experience in real estate development.
• Proven track record of successfully managing and delivering complex real estate development projects.
• Strong understanding of real estate finance, market analysis, and investment principles.
• Excellent project management, negotiation, and leadership skills.
• In-depth knowledge of construction processes, zoning regulations, and entitlement procedures.
• Proficiency in real estate development software and financial modeling tools.
• Exceptional communication, interpersonal, and stakeholder management abilities.
• Ability to work effectively on-site and manage diverse project teams.
• Experience with projects in the Bloemfontein, Free State, ZA area is highly desirable.
