About
The Superintendent/Project Manager will be required to manage various tenant build-outs, retail, and construction projects. The successful candidate should have natural curiosity and be a self-starter who takes pride in owning their work and leveraging their role to impact results.
Key Responsibilities
- Project Planning: Establish comprehensive schedules and cost-management strategies to ensure successful project delivery.
- Financial Estimating: Work alongside other team members to develop accurate labor and material budgets.
- Team Coordination: Manage the daily scheduling of laborers, delivering clear directives through project forepersons.
- Quality Control: Conduct frequent site inspections to ensure work meets timeline and quality standards, providing detailed progress updates to owners and architects.
- Compliance & Liaison: Partner with engineers, architects, and legal counsel to guarantee all work aligns with zoning laws and technical specifications.
- Administrative Management: Oversee the procurement of permits, execute contract terms, and maintain meticulous cost and inventory records.
- Budget Oversight: Closely monitor project spending and proactively communicate any financial variances.
- Safety & Standards: Identify and resolve safety concerns or performance gaps immediately to maintain site integrity.
- Labor Relations: Act as a point of contact for union representatives to ensure procedural clarity and compliance.
- Performs other related duties as assigned.
Requirements
- Performance Under Pressure: Able to handle stressful situations and meet deadlines.
- Relationship Management: Able to work effectively with clients, subcontractors, and team members to keep projects moving smoothly.
- Communication: Strong written and verbal skills for clear reporting and teamwork.
- Detail-Oriented: Maintain a high level of accuracy in all tasks.
- Supervision: Experience managing and coordinating different types of workers and subcontractors.
- Technical Skills: Able to read and follow blueprints, project drawings, and construction plans.
- Legal Knowledge: Understands building codes, zoning laws, and construction safety regulations.
- Construction Expertise: Thorough knowledge of quality building standards and industry practices.
- Problem-Solving: Capable of finding and fixing project issues quickly and effectively.
- Physical: Must be able to access and navigate all areas of the construction site in all types of weather and able to lift up to 50 pounds at times as needed.
Education and Experience
- Bachelor’s degree in Construction Management, Construction Science, Business Administration, Accounting, or related field experience required.
- At least 5 years of experience in project management required.
- At least 5 years of leadership experience with various construction projects.
Pay
$80,000.00 - $100,000.00 per year
