The Job!

As the Urban Development Consultant/Analyst, you will develop detailed financial models to evaluate redevelopment opportunities across a portfolio of real estate assets. Your responsibilities will include:

• Analyze and compare scenarios such as redevelopment (e.g., condo conversion) versus maintaining existing income-producing properties
• Prepare and maintain comprehensive pro forma models for both existing assets and proposed developments
• Assess property performance including revenue, costs, and long-term value implications
• Quantify redevelopment potential using planning reports, density assumptions, and massing studies
• Provide strategic insights and recommendations to support asset-level decision-making
• Collaborate with internal stakeholders to interpret planning documents and development assumptions
• Conduct sensitivity and feasibility analyses across multiple scenarios
• Support ongoing portfolio-level evaluation of high-potential redevelopment sites
• Present findings and recommendations clearly to senior leadership

What you bring to the job

You are someone with proven experience building complex financial models and development pro formas from scratch. You come with the following:

• 5–6+ years of experience in real estate financial analysis, development analysis, or a related field
• Strong understanding of real estate development processes, including redevelopment and repositioning strategies
• Experience evaluating both stabilized, income-producing assets and redevelopment projects
• Ability to interpret planning reports, zoning, density, and massing studies
• Advanced proficiency in Excel and financial modeling techniques
• Strong analytical skills with the ability to synthesize complex data into actionable insights
• Experience working in a consulting, advisory, or project-based environment preferred

Expected Compensation: CAD $33-43 per hour
