The Role
The Mission Critical Center of Excellence manages billions of dollars in projects annually, specializing in data‑center and mission‑critical construction for leading technology and telecommunications clients across the United States. Focused on fast‑paced, MEP‑intensive projects, the group is recognized for delivering complex solutions while offering significant opportunities for career advancement within the thriving mission‑critical construction industry.
Suffolk seeks a Forensic Planning Analyst reporting to Suffolk’s National Forensic Planning Manager to provide direct support to field operations teams in various regions within the United States, reviewing project schedules and preparing delay and disruption analyses for the purpose of tracking and resolving construction delays.
Responsibilities
- Review planning dashboards to identify projects at risk with unresolved delays lingering over three months.
- Prepare prospective and retrospective delay analyses across a wide variety of construction projects, including assimilation of technical information, evidence of delays, and presentation of information in visual diagrams and reports.
- Prepare time impact analyses and time extension requests utilizing AACE Recommended Practice 29R‑03 “Forensic Schedule Analysis.”
- Present schedule analysis through concise visual formats to communicate delays to Suffolk project teams, executive leadership, owners, subcontractors, and other stakeholders.
- Standardize corporate reporting for causation, quantification, concurrencies, and apportionment of delay days on critical and near‑critical paths affecting contractual milestones.
- Support project teams in identification of delays, documentation and notifications to responsible parties, and propose mitigation opportunities or schedule recovery alternatives.
- Standardize and simplify logic schedules to highlight impacts to status of key interfaces for critical‑path review.
- Review third‑party comments on construction schedules and TIAs, provide written responses, and participate in third‑party schedule/TIA reviews.
- Provide written reports and briefing materials as required.
- Develop creative and simplified reporting tools to communicate complex project sequencing and/or progress assessments.
- Prepare concise schedule narratives describing the status of project delays.
- Recommend revisions to Suffolk’s planning SOPs and processes to efficiently capture and communicate project issues, delays, and schedule impacts to owners and trade partners.
- Educate project teams on ways to avoid delays and claims.
Qualifications

- Demonstrated experience with Primavera Project Planner Version 6.0.
- Certification in Planning and Scheduling (PMP or any AACE certification) preferred.
- Experience with large‑scale construction management software such as Procore, Deltek Acumen Fuse, and Schedule Analyzer desirable.
- Experience with Adobe Acrobat required.
- Working knowledge of Microsoft Office Suite required.
- BS in engineering, business, or construction management (or substitute experience).
- At least ten years of related experience scheduling complex, multi‑phase, multi‑million‑dollar construction projects and performing forensic scheduling analysis using recognized practices (TIAs, contemporary period analysis, window analysis, as‑built vs. as‑planned, collapsed as‑built methodologies).
- Experience working on vertical construction and data centers preferred.
- Demonstrated success on the job, as evidenced by satisfactory performance, acceptance of responsibility, and growth in previous positions.
- Ability to understand demanding, technical, and complicated construction programs and communicate progress and issues to technical and management‑level audiences.
- Capability to assume additional planning managerial responsibilities for projects nationally.
- Proven accuracy, reliability, and completeness in job accomplishment.
- Effective oral and written communication skills, with ability to convey complex issues to a non‑technical audience.
Working Conditions
- Overnight travel to U.S. project locations to work with project teams and gather information for time impact analysis.
- Indoor office environment; may require work on project site locations with jobsite trailers when necessary.
- Equipment used includes computers and standard office machines.
- Essential physical tasks: ability to work on a computer, meet via Teams, Zoom, and telephone.
- Occasional walking of project sites to review delaying issues; gravel access may be encountered; occasional ladder use; PPE required at all times when on site.

Compensation Information
Base salary for this position is one component of Suffolk’s total compensation package. Actual salaries may be based on factors including candidate’s skill set, experience, education, qualifications, and budgetary objectives.
