Residential Property Accountant

Location: 4 days in‑office (Hybrid)

Key Responsibilities

  • Prepare and record monthly accruals, prepaid rent/expense entries, and GAAP‑related adjustments.
  • Perform monthly bank reconciliations and maintain fixed‑asset records (including depreciation schedules).
  • Calculate and reconcile operating‑expense and real‑estate‑tax escalations, as well as percentage‑rent calculations.
  • Manage billing and application processes for subsidized‑housing programs.
  • Enter and post monthly journal entries in the Yardi general‑ledger system.
  • Reconcile balance‑sheet accounts and various accounts‑receivable sub‑ledgers.
  • Conduct monthly income‑and‑expense variance analyses and utility‑expense trend reviews.
  • Prepare and distribute monthly financial and accounting reports.
  • Support annual audits, budget preparation, and lease‑abstraction processes.
  • Ensure compliance with partnership agreements, loan covenants, and GAAP.
  • Communicate effectively with external stakeholders, including joint‑venture partners and lenders.

Required Qualifications

  • 3–5 years of experience in residential real‑estate accounting, with exposure to affordable‑housing programs.
  • Proficiency in Yardi (or comparable property‑management accounting software).
  • Strong understanding of GAAP, partnership agreements, and loan covenants.
  • Demonstrated ability to perform bank reconciliations, fixed‑asset accounting, and variance analysis.
  • Excellent written and verbal communication skills; comfortable interacting with external partners and lenders.

Preferred (but not required)

  • Experience with subsidized‑housing billing/application processes.
  • CPA or progress toward CPA certification.
  • Advanced Excel skills (pivot tables, VLOOKUP, macros).
